Private Residence in Arinj

Project Objective The primary objective of this project is to create a modern and comfortable residential complex in the Arinj community of the Kotayk region. Set on a 600 sq. m. plot with a slight slope, the project features a two-story private house, an outdoor swimming pool, an auxiliary building with a sauna, and beautifully landscaped recreational zones. Architectural and Layout Solutions The complex features a clear and thoughtful zoning plan designed for ultimate relaxation and daily comfort: First Floor (±0.000 mark): The floor is elevated 150 mm above ground level. It includes an open-plan living room and kitchen, one bedroom, two bathrooms, and a storage room. This floor has direct access to the backyard platform. Second Floor (+3.300 mark): Designed for private living, this floor features three bedrooms, three bathrooms, a walk-in closet, and a laundry room. It also includes three open balconies overlooking the courtyard. Auxiliary Building (-0.150 mark): A key part of the leisure area, this building includes a sauna and a bathroom, finished with a gable roof. Swimming Pool: A modern 28 sq. m. outdoor swimming pool is located in the courtyard. Architectural and Aesthetic Features Facade Finishing: The exterior design is characterized by a rich texture of materials. It features a combination of basalt and slate cladding slabs, complemented by decorative cement-sand plaster. Enclosure and Security: The plot is enclosed by a stone wall up to 2.5 meters in height. Landscaping: Approximately 65% (387 sq. m.) of the land is dedicated to greenery, creating an eco-friendly and aesthetic environment.
